Steam expands to roughly 1,700 times the volume of liquid water, and that pressure alone pushes it up through the pipes and into the radiators throughout your home — no pump required.

Inside the radiator, the steam releases its heat into the room and condenses back into water. That water then drains back down to the boiler through gravity, gets reheated, and the cycle continues. It’s an elegantly low-tech system, which is exactly why so many of these setups installed in the 1920s and 1930s are still running today in homes across Essex County.

One-Pipe vs. Two-Pipe Steam Systems: What’s the Difference?

If you look at the radiators in your home, you can figure out which type of steam system you have pretty quickly. A one-pipe system has a single pipe connecting each radiator to the main supply line. That one pipe does double duty — steam travels up through it, and condensed water drains back down through the same pipe. It’s the most common setup in the older homes of Essex County, and it works well when the pipes are properly sloped and the air vents are functioning correctly.

A two-pipe system uses separate pipes for supply and return. Steam enters through one pipe, and condensate exits through another. These systems are more common in larger buildings and offer more control over heat distribution, but they’re also more complex to diagnose when something goes wrong.

When that pitch is off, even slightly, condensate pools in the pipe. Steam hits that pooled water and you get the banging noise that keeps people up at night. It’s not a sign that your boiler is failing. It’s usually a sign that something in the distribution system needs attention.

Low water level is a different issue entirely, and a more serious one. Steam boilers operate with a specific water line, and if the water drops below that line, the boiler’s low water cutoff — a safety device that should be on every steam system — shuts the burner down before damage occurs. If your boiler is cycling on and off unexpectedly or you’re hearing unusual sounds near the unit itself rather than in the pipes, water level is one of the first things to check.

Why Your Radiators Are Banging, Hissing, or Staying Cold

A radiator that stays cold while others in the house heat up normally points to a blocked or failed vent, a closed supply valve, or a distribution imbalance in the system. In a one-pipe system, if the main supply vents on the horizontal pipe runs in the basement aren’t sized and functioning correctly, some radiators will get steam before others — or not at all.

None of these problems are signs that the boiler itself is failing. They’re signs that the distribution system — the pipes, vents, and traps that move heat from the boiler to the rooms — needs some attention. That’s an important distinction, because the fix for a stuck air vent is very different from the fix for a boiler that’s cracked a heat exchanger or lost combustion efficiency after 30 years of service.

A well-maintained steam boiler can last 20 to 30 years, sometimes longer. But “well-maintained” is doing a lot of work in that sentence.
